LNR Partners Europe is an operating division of LNR Property Holdings Ltd. a major player in the U.S. commercial property and debt markets with roots and experience reaching back to 1969. In the 1990s LNR was a pioneer in the market in commercial mortgage-backed securities, becoming the largest US purchaser of subordinate tranches and the largest special servicer of commercial loan assets, analyzing cashflows, and stressing the assumptions.
LNR developed a unique approach to investment, combining thorough due diligence on the real estate collateral with in-house special servicing and our own surveillance or ‘shadow servicing’ of our investments. LNR is also actively involved in structuring the transactions to ensure that structural risks are mitigated prior to closing. This dual focus – on the collateral underpinning the loan and the structure of the deal itself – has delivered consistent, across-the-cycle investment performance. Many investors see LNR investing in the most subordinate tranche of a transaction as providing reassurance and additional credit support to the transaction.
In 2002, LNR exported its successful model to the European property and debt markets. LNR Partners Europe was set up by senior managers and key hires from European property firms and investment banks. Our purchase of Hatfield Philips International in 2004 provided LNR with a S&P and Fitch rated primary and special servicer to manage our investments. With offices in London, Frankfurt, Munich, Paris and Luxemburg, we now invest across the UK and continental Europe and have ambitions to widen our horizons.
